The $250 million Compass Centre redevelopment represents a significant development for Bankstown CBD. Located at 83-99 North Terrace, directly opposite both the existing train station and the future Bankstown Metro station, the development comprises a 19-storey hotel tower, two 24-storey residential towers, and a five-storey mixed-use podium. Ground floor retail activation, a metro supermarket, gym, medical centre, and childcare facilities create a true mixed-use precinct, all connected by a through-site link joining The Mall to North Terrace.
For a site just 20 kilometres from Sydney CBD, the scale and complexity of this project attracted considerable attention from Council throughout the approval process.
ptc. was engaged by Altis Property (now Barings) in 2023 to provide traffic engineering services from feasibility and concept design through to Development Approval, achieved in February 2026. The relatively small site footprint in relation to the tower dimensions presented constraints for vehicular access and parking design that were overcome through consultation within the design team. The architectural concept included a shared ramp serving both the loading dock and small vehicle access, requiring a management solution that would satisfy both operational efficiency and Council requirements.
Given the project’s high profile in central Bankstown, Council raised extensive concerns around traffic generation, car parking provision, and vehicular access arrangements. Our team responded to multiple rounds of Requests for Information, developing solutions that addressed regulatory requirements whilst maintaining the client’s development objectives. The scope included extensive traffic modelling covering nine intersections with analysis of multiple scenarios to demonstrate the development’s integration with the surrounding network.
The final resolution for the car park / loading dock shared driveway ramp challenge involved implementing a boom gate management system that prevents conflicts between cars and trucks, allowing the architectural design intent to proceed and meeting safety and operational standards. The development incorporates bicycle parking for both residents and visitors along with end-of-trip facilities, supporting sustainable transport options in a location with exceptional public transport connectivity.
